Socialized Funding Details

 

Inspection Items

 

In general, maintenance supplies (not tools) needed to keep a house up to city code are automatically covered by the socialized General Minor Maintenance fund.

Paint

 

Houses may purchase paint only after consulting one of the maintenance staff.  Paint must be purchased at one of several dealers with which the ICC has accounts set.  Paint is covered under socialized maintenance funds.  Paint supplies, e.g. rollers, brushes, and drop-cloths are not covered by socialized maintenance funds.

 

Bedroom Furniture

 

Each member should have a bed, dresser, desk, and chair in their bedroom.  If you don’t, do the following:

 

Notify your Maintenance Manager.  If there are extra desks in the house, they can help you bring one up to your room.  You can also ask the other houses if there are any extra pieces of the required furniture by emailing icc.maintenance@umich.eduIf none are available, you or your Maintenance Manager can purchase used furniture at the following locations:

U of M Property Disposition - 3215 Baxter Rd.  Use reference number 934800 when purchasing items.

Instant Furniture Rental - 341 E. Liberty St.

The ReUse Center - 2420 S. Industrial Hwy.

 

If no used furniture can be found, you may try Lowe’s at 3900 Carpenter Rd, Ann Arbor.

 

No piece of furniture, used or new may exceed the following amounts:

            Desks                           $100.00         

            Chairs                           $  50.00

            Dressers                       $100.00

Table lamps, end tables etc are the responsibility of the room member.

 

Mattresses and Box Springs may be purchased through the Maintenance Office only!

 

Landscaping

 

Landscaping should be done with the intent of maintaining, beautifying or improving the exterior of a house.  Houses may spend up to their allotted amount for each FW and again for SS term on landscaping from Minor Maintenance.  Escher is allotted $300.  Black Elk, Gregory, Jones, King, Luther, Owen, Truth, and Vail are each entitled to $150.  Lester, Minnie’s, Debs, Linder, Michigan, Nakamura, Osterweil, Ruths’, Rochdale and the ED-Center each are allotted $100.  Landscaping funds do not accrue over time.

 

It is strongly recommended that houses buy perennial flowers or low maintenance bushes or shrubs.  Landscaping allotments can also be used to purchase things like snow shovels.  Keep in mind that if you have a sidewalk in front of your house the City requires that you keep it clear.  If it is not cleared the City will do it for you at your expense.  Follow this link to find out how to get free sidewalk salt from the city.

 

Kitchen Cookware

 

You may contact the Student Buyers Association, located at the ICC office on the second floor, for utensils, plates, containers, etc.  They will be able to help you determine your kitchen needs.  The amount of money spent for these items is verified with the Maintenance Office before being ordered.  The items will be sent directly to your home, while the bill is sent directly to the Maintenance Office.

 

Replacement Period Details

 

Kitchen & Laundry Appliances

 

Any new refrigerator, freezer, dishwasher, sanitizer, stove, garbage disposal, washing machine or dryer paid for out of the ICC Maintenance budget will be given a mandatory 3 years minimum life span assessment.  If the machine has to be replaced before the 3 years expires the house may be held responsible for its replacement cost.  3 years is not to be used as a gauge of how long the appliance will last; it is only to be used as a guideline for minimum lifespan for full replacement.

 

Vacuums

 

Each house is entitled to one vacuum cleaner for every 25 people.  These vacuum cleaners are of industrial strength and are expected to last two years.  These vac’s are tracked on a data base in the Maint. Office.  (Before claiming it dead, check the bag and if full, empty it!  If the belt is broken, the Office Tool Crib carries replacement belts.)  If a new vacuum is needed before the two year period has ended, it automatically becomes a house expense.

 

Locks

 

Exterior re-keying is performed at a house's request no less than every two years.  A house must submit a request to the Maint. Office.

 

Bedroom re-keying must go before the Projects Committee for approval.

 

Tool Crib

 

Keys

 

The ICC Office has copies of each house exterior and bedroom key locked safely in the Tool Crib.  Your Maintenance Manager and your House President are the only members that are authorized to copy keys.  There is a key cutting machine in the Tool Crib as well.  Come to the office to have keys copied.   It is half the cost one would pay to have them professionally made.  Your friendly Front Desk Membership Assistants are trained to make copies for you as well. 

 

Project Proposals & Loans

 

A house may request funding for any item not automatically covered by means of a project proposal to the Maintenance Committee.  Your house may also request a loan from the Maintenance Committee.

 

If your house wishes to purchase something that will benefit future house members (such as entertainment equipment), you may want to use a loan to spread the cost over a few years.  Your house can request a loan from the Maintenance Committee to be paid off over a three year period.  Your house can also decide to use its amenities fund wherein no committee approval is necessary.
